Banks rise five euros in the evaluation of homes in April – publico

                 


                         
                     


                         

                 

 
                         

The average value of bank evaluation performed for lending purposes rose again in April, stood at 1016 euros per square meter. The amount released Monday by the National Statistics Institute (INE), corresponding to an increase of 0.5%, or five euros per square meter, compared to March.


                     


                         Compared with April 2014, the increase is 2.6% above the year change of 1.8% registered in March.

The increase in the average value, which happens after the stagnation of value in March , resulted from increases recorded in four of the seven NUTS II regions. The INE data show that the Lisbon Metropolitan Area (with an average assessment 1237 euros per square meter, coupled with a 0.5% variation) was the region that most influenced the monthly increase observed for the whole country .

The average value of bank evaluation of apartments stood at 1064 euros per square meter in April, up 0.8% to the value observed in March.

When compared to the same period, the average appraised value of apartments increased by 4.8% (range 3.8% in March). In this segment, the Lisbon Metropolitan Area recorded the most significant increase (85 euros per square meter and variation of 7.4%).

In housing, the average value of bank evaluation stood at 937 euros per square meter, keeping the value observed in March. Year on year, the average appraised value of homes dropped 0.5% (down 1.4% in March).

The Lisbon Metropolitan Area with a decrease of 1.0%, and the Algarve region of 2.5% represented the most significant contributions to the reduction in the average assessment value on the total of the country.

With reference the national average, the analysis by NUTS III of the average rates of bank evaluation on housing showed increases in nine of the 25 regions analyzed, and the Central Alentejo region registered the largest increase (1.5%) and the region Douro the most intense decrease (-4.8%).
